Hunters estate agents, who have offices in Harrogate and Wetherby have this week reported that the number of houses sold over the past 5 weeks is almost a third more than the same period last year. Martin Robinson director of sales said “the market has turned and the last 5 weeks sales are clear evidence of this.”
“Although, the number of properties selling is definitely increasing significantly, many sellers will be waiting to see if selling prices show signs of recovery before they put their properties on the market. After a very tough 18 months many sellers who bought their properties at the peak of the maket 2-3 years ago, need to see prices showing a modest increase to enable them to consider their next move.”
“There are promising signs that selling prices are not only stabilizing but showing signs of recovery. At Hunters recent property auction on the 27th May in York, 9 out of 13 lots sold on the night, achieving the guide price or in excess of the guide, this is a remarkable result and we haven’t seen anything like this within the previous two years. As many of the purchasers are investors looking for a bargain, this indicates that these canny investors know the market is on the turn and are now willing and able to purchase properties far in excess of the guide. Corner House at Ulleskelf was on at a guide of £75-£80K and sold for £95K. similarly, a 3 bed detached bungalow on Heath Drive, Boston Spa, was on at a guide of £14K and achieved a startling £200K at auction.”
“Hunters established their business in 1992 when the market was argueably the worst it has been in living memory, we learnt very quickly how to achieve good prices for our sellers and this is something that has made us a very popular choice for vendors during the recent property slump. Sellors who choose Hunters will the get the benefit of our detailed market knowledge including, a 9 page Hometrack report, which is specific to their property. Our advice to you is the best available and this is supported by a comprehensive marketing package that will give your property the edge and achieve the best price possible in a market that is showing signs of recovery”
“We don’t expect houses to be selling for silly prices but we expect sellers to be able to achieve, realistic prices without having to hang around on the market for too long. Hunters provide a free no obligation valuation for anyone who is in two minds about how long to wait before moving on. We will spend time talking to you about what it is you want to achieve and we will tayler our service to help you achieve the best price possible.”
