Presentation Tips
If you are looking to maximise the price of your home, presentation is crucial. Here are some useful tips on how to present your home more effectively.
• First impressions count! Most people have made up their minds within a few minutes of walking in the door.
• Pay attention to the outside, particularly doors and windows. Repaint or clean these if required.
• Ensure that the garden is neat, with newly mowed lawns, and weeded paths and borders. Put anything unsightly, such as wheelie bins etc out of the way and move cars off the driveway.
• Clean your home from top to bottom
• Don’t have clutter in your home. Get rid of anything non-essential. It’s distracting and it makes your home look smaller and less inviting.
• Replace worn or damaged carpets.
• Re-decorate in neutral colours where necessary to brighten your home. Yes, people will change the décor, but it is a big advantage if people can move in and not have to change anything immediately.
• Clean entrance doors, doorknobs, lights and fireplaces.
• Turn on all internal lights, particularly table lamps, and under unit lighting in the kitchen.
• Make sure the kitchen and bathroom are spotless. Kitchen work surfaces should be free of anything other than essential items.
• Lock up pets and try to get friends or neighbours to look after your kids. Again these can be distracting and are unlikely to help you sell your home.
• You don’t need to go to the lengths of baking bread or brewing coffee, but negative smells can be a disadvantage. If you do have pets, get a friend to give you an honest view on whether the area where your pet sleeps does need freshening up.
So that’s it in a nutshell! As we said before however, things do not always go according to plan, so if you need any information, at any time, please just pick up the phone or call in to your branch. If you don’t feel that you are getting the answers you need, please do not hesitate to call me.
