01 Request title deeds from your current lender
02 Send you out the relevant property forms
03 Request some money on account
04 Apply for searches as soon as possible
What you should do…
01 Deal promptly with paperwork provided by your solicitor
02 Chase mortgage lender to ensure survey is carried out quickly
03 Tell your solicitor if you have to give notice on rented accommodation, and do this only when they advise
What your Solicitor will do…
01 Raise and/or answer enquires from the other party’s solicitor
02 If you are selling a property your solicitor will prepare a contract package for your buyer’s solicitor
What you should do…
01 Examine survey report and discuss with the estate agent you are buying through
02 Arrange for further reports if the survey requests them
03 Chase lender if mortgage offer is delayed
04 If you are buying a property, return your signed contracts
What your Solicitor will do…
01 Check title documents and searches
02 Check your mortgage offer
03 Discuss with you arrangements for depositing funds for completion
04 Discuss with you proposed completion dates - this will be the date you move. Try to be as flexible as possible, especially if you are involved in a chain
Week 06/07 - Exchange Contracts
What you should do…
01 Raise any concerns regarding the property with your solicitor now (it’s too late once contracts are exchanged)
02 Arrange buildings insurance to be effective from exchange date
What your Solicitor will do…
01 Once your solicitor is happy with the paperwork relating to the property you are buying, they will make arrangements to exchange contracts with the other side
02 Make arrangements to obtain estate agents bill. Unless arranged beforehand, your solicitor will settle this account from your funds
What you should do…
01 If selling, return signed sale document before completion
02 Notify council,water companies
03 Arrange final meter readings
04 Organise removals / storage
05 Make arrangements with your agents to hold a set of your keys for completion (with additional sets left in the house)
What your Solicitor will do…
01 If selling, approve the sale document
02 Prepare Financial statement
What you should do…
01 Move out by midday if possible
02 Check with agent before handing any keys over to your buyer direct
03 If buying be patient to hear of release of keys. This normally will happen between 12 – 2.00pm, if you have not heard anything by 2.00pm call your agent
What your Solicitor will do…
01 Authorise key release to agent when vendor solicitor has received monies
02 Redeem your mortgage
03 Pay the estate agents
04 Send deeds to buyer solicitor
05 Pay any balance to you by cheque, unless otherwise instructed
