RICS Homebuyer Survey and Valuation
• A general report on the overall condition of a property of approx. 8 to 10 pages.
• Detailed comment on structural movement, timber defects and dampness.
• Plus a brief comment on a number of external and internal elements of the property.
• Based on a limited inspection of approximately 1½ to 2 hours.
• Concentrates on “Significant Matters” (i.e. items likely to affect pre-purchase negotiations). Does not comment on minor repairs or items of routine maintenance.
• Itemises significant defects but does not provide any analysis or detailed comment.
• Lists items for your legal adviser’s attention, together with recommendations for items which require Urgent Repair or Further Investigation.
• Provides a Market Valuation and Reinstatement Figure for Buildings Insurance purposes.

Building Survey
• A comprehensive report providing a detailed analysis of the condition of a property of approx. 25 to 30 pages, plus glossary and maintenance notes.
• Presented in a flexible format, which can accommodate individual client’s requirements.
• Incorporates photographs within the text to illustrate our comments.
• Provides a detailed comment on the quality and condition of each individual element of the property.
• Reports on Major, General and Minor Repairs plus items of Routine Maintenance.
• Analyses defects to identify causes and the extent and timings of the necessary repairs.
• Lists items for your legal adviser’s attention.
• Provides a current Market Valuation, together with a Reinstatement Figure for Buildings Insurance purposes.
• Provides a detailed examination of the property lasting between 2½ to 5 hours

Energy Performance Certificates (EPCs)
• EPCs will tell home buyers and sellers about a home's energy efficiency - using A to G ratings, like those used to rate fridges and washing machines. The most efficient homes, which should have the lowest running costs, are in band A
• The certificate also tells you, on a scale of A to G, about the impact a home has on the environment. Better rated homes should have less impact through Carbon Dioxide emissions
• The average property in the UK is in Bands D to E for both ratings. The certificate will also make recommendations for cost effective improvements that can be made to help cut fuel bills and carbon emissions. Our homes currently account for 27% of the UK's carbon emissions, contributing to global climate change
• The EPC is prepared by Home Inspectors or Domestic Energy Assessors who are members of a Government approved Certification Scheme. It is estimated that by following the recommendations in an EPC, an average of £300 a year can be saved on fuel bills
Snagging Reports
• Carried out prior to completion of all newly built converted property.
• To establish the extent of outstanding / substandard work.
• Relates to Builders’ Specifications, NHBC Standards and Building Regulations.
• Designed to form a schedule of works to be completed by the builder / developer prior to legal completion.

SPECIALIST REPORTS
Specific Defect Report
• A detailed report on a particular area / problem relating to a property of approx. 10 – 12 pages.
• Similar approach to a Building Survey Report, but focuses on one particular area.
• Does not include any inspection or comment on any other part of the property other than that stated at the time of instruction.
• From £250 plus VAT.
Insurance Reinstatement Valuations
• A very brief letter of approximately 1 to 1½ pages.
• Limited comment on the overall condition of the property
• Does not provide any detailed comment on, nor list any repairs noted.
• Provides a Market Valuation.
• Based on a very limited inspection of approximately 20 to 30 minutes.
• From £150.00 plus VAT.

Court and Matrimonial Valuations
• These reports have regard to the general condition of a property but do not provide any detailed comment on condition nor report upon specific defects.
• From 0.1% of the valuation subject to a minimum of £150, plus VAT.
Probate Valuations
• An Independent Valuation Report suitable for those dealing with a deceased estate. These reports have regard to the general condition of a property but do not provide any detailed comment on condition nor report upon specific defects.
• From £150 plus VAT.
